1) Accompanied Home Search.
Once a client’s requirements have been understood and a search brief has been agreed upon, we will:
Use our local knowledge and long-standing relationships with agents and private landlords to identify the best properties on and off the market. (We have relationships that give access to those properties not yet on the market so available only to us).
Prepare a highly specific shortlist for your consideration.
Prepare an itinerary to view options on a single day, or over two days.
Accompany you on viewings using invaluable time together to impart local knowledge on each area, local amenities, school, services and other points of interest specifically relevant to you.
Move quickly to secure your chosen home, making sure the conditions of the tenancy meet your requirements.
2) Remote Home Search.
Currently our preferred method, due to the current market conditions. We will carry out the following:
Ongoing research, throughout the search period, for properties that meet with your individual requirements.
A detailed remote viewing service, including the preparation of detailed descriptive and photographic report and video footage. These will include, where possible, the inventory.
We will adopt a “warts & all” approach, so everything is carefully checked as part of the remote viewing process. An obsessive eye for detail is the secret to the success of a remote search. We are confident that a well-informed decision can be made without seeing the property in the flesh.
The benefit of this service is that it is progressive, so when properties come to our attention we can pounce on them quickly. We are favouring this methodology currently as rental stock levels are particularly low, and it can be challenging to make arrangements to view tenanted properties on a specific day.
Furthermore, it will help maximise the choice of properties and it removes the need for temporary accommodation which can be very expensive and generally unsettling.
Lease Signing.
Whichever option you decide upon, once a property is chosen, we will:
Work with the agent to ensure the best possible terms are secured for each individual tenancy.
Offer wholly independent and unbiased advice to each client, ensuring that their requirements are the main priority.
Temporary Accommodation Search.
Ideally, we would recommend that you try to secure a home before you arrive in Scotland. However, on occasion this might not be possible. In this instance, we will work with serviced and temporary accommodation providers to find the very best within your budget.
It is however in short supply at the moment, due to new Short Term Licensing (STL) regulations that came into force on 1st October 2023, so it is best to avoid temporary accommodation where possible.
